What to expect and how to pass

They might sound daunting, but inspections are to make sure that everything is in running order for both you and Accommodation Services.

Why are you inspecting my property?

Inspections are normally carried out termly: once in autumn and once in spring. We do them to monitor maintenance issues, health and safety considerations and to ensure that accommodation is being kept in good order and clean and tidy throughout.

Normally, you’re responsible for reporting maintenance issues. However, if we find maintenance issues in your property during our inspection and you’re not there, we’ll raise a works request on your behalf and maintenance contractors will visit in accordance with our Service Level Agreement.

If during this inspection your accommodation doesn’t meet the standard required, a further inspection will be carried out on all failed areas. If any area of the accommodation fails for a second time and we need to employ a professional cleaning contractor, the cost will be charged to all residents of the property.

Do I need to be there?

It would be helpful if you are present to discuss any problems or inspection-related issues. But, if nobody is around, we will be able to access the flat to complete the inspection in your absence. If you would like to make us aware of anything, please leave a note.

Common things to fail on:

During termly inspections staff have a duty to record any breaches of our Terms & Conditions found. To make sure you pass, remove:

• Candles present (used or unused)

• Fan heater present

• Kettles/coffee machines in bedrooms

• Shopping trolleys in properties

• Evidence of smoking/used ash trays

• Shisha pipes

• Drugs or drugs paraphernalia

• Covered smoke detectors

• Propped open fire doors
